Water heaters
When a water heater needs repair or replacing
A water heater usually gives some warning before it quits. These are the signs we look for:
- No hot water at all, which is often one part, not the whole heater.
- Water around the base of the tank.
- Rusty or brown hot water, while the cold runs clear.
- Hot water that runs out sooner than it used to.
- Rumbling or popping from the tank as it heats.
- A tank more than 10 years old.
Not every problem means a new heater. If a water heater repair will do it, we tell you, and we fix it instead.
On the job
What wears out a water heater
Sediment in the tank
Minerals in the water settle at the bottom of the tank. The heater works harder to heat through them, and the tank wears out sooner.
A worn-out anode rod
A metal rod inside the tank, the anode rod, wears away so the tank does not. Once it is gone, the tank itself starts to rust.
Water at the base
It can be a fitting or the relief valve, which can be fixed, or the tank itself, which cannot. Until it is looked at, close the cold water valve above the heater and turn off its gas or power.
What is included
What a water heater replacement includes
Every heater and every house is different, so your estimate lists what is in your job. A replacement or a new water heater installation usually covers:
The new heater
The heater named on your estimate, in place of the old one. We install Bradford White.
Water connections
The hot and cold lines connected to the new heater, clean and tight.
Gas and venting
On a gas heater, the gas connection and the vent, done to code.
Earthquake straps
Tank heaters strapped to the wall so they stay put in an earthquake, as Oregon's plumbing code requires.
Relief valve line
The safety valve that opens if the tank gets too hot or the pressure too high, piped to a safe spot so hot water does not spray into the room.
Tankless water heater installation
The unit mounted on the wall, plus the larger gas line and new venting a tankless heater often needs.

Cost
What sets the cost of a water heater replacement
No two installs are alike, so we look first. These are the things that move the number.
Ask anything about the number and you get a straight answer.

The heaterTank or tankless, its size, and whether it runs on gas or electricity.
Where it sitsGarage, closet, utility room, or attic, and how easy it is to get to.
The ventingWhether the old vent suits the new heater or needs changes.
The gas lineWhether it is big enough for the new heater. A tankless heater often needs a larger one: gas line installation.
What the old install is missingStraps, the relief valve line, an expansion tank (a small tank that gives heated water room to expand), or anything else today's code calls for.

How much does it cost to replace a water heater?
The cost of a water heater replacement comes down to the heater and the house: tank or tankless, the size, gas or electric, where it sits, and whether the venting or gas line needs changes. That is why we look first. Estimates are free across Lane County and a reasonable drive beyond, and you get a clear estimate before work starts.
Should I repair or replace my water heater?
Repair it when a part has failed and the tank is sound. Replace it when the tank itself leaks, because a leaking tank cannot be fixed. On an older heater, we lay out what each option involves, and the choice is yours.
Do you need a permit to install a water heater in Oregon?
Yes, in Oregon replacing a water heater in a house takes a plumbing permit or a minor label, the state's simpler option for small jobs. At the estimate, we tell you which one your job needs.
How long does a water heater last?
A tank water heater often lasts 10 to 15 years, less with hard water or no upkeep. A tankless heater often lasts about 20. Age alone is no reason to replace a heater that still works well.
Do you install tankless water heaters?
Yes, we install tankless water heaters, including in place of an old tank. Tankless is not the right fit for every house. A switch often means a larger gas line and new venting, so we look first and tell you whether it makes sense in yours.
How soon can you look at my water heater?
We reply the same business day, Monday to Friday, 7am to 6pm, and set a time to come look. A straight tank swap is usually a quick job. A switch to tankless takes longer, and you get the timing with the estimate.
